



This house is designed with sustainability in mind, and to make the most of a small block (372m²) with an awkward orientation.
The brick, concrete and steel house with “mini orb” and texture coated fibro upstairs, is oriented and shaded so that it is naturally warm in winter and cool in summer. The steel roof combined with physical barriers to the footings, ensure that the building is extremely termite resistant.
The house has good natural ventilation and ceiling fans to minimise the need for air conditioning in the summer, and is well insulated and extremely energy efficient which means it costs very little to heat or air-condition.
The kitchen and main living areas on the ground floor open on two sides to a large courtyard with low maintenance gardens, positioned so that it is flooded with the winter sun from the North. A wide patio provides shade from the summer sun and, with its separate covered barbeque area, it is perfect for entertaining all year round.
The generous Master Suite, with dressing room and ensuite, is on the ground floor and opens onto its own private courtyard which is the perfect location for a private outdoor spa. The ensuite toilet can also be accessed through the laundry and serves as a powder room for guests.
The first floor, which is shaded by a wide, wrap-around awning, accommodates two generous children’s or guests` bedrooms (with built-in robes), and a shared bathroom, WC and sitting/TV room. Sound insulation is installed between the two floors to ensure that no noise is heard downstairs from noisy children, guests or grandchildren staying upstairs.
